Users must be at least 18 years old to create an account and enter into service agreements. For clients acting on behalf of organizations, authorized representatives must confirm legal capacity and provide proof of authority when requested.

You agree to use Vularin only for lawful activities related to property search and advisory. Prohibited uses include fraudulent listings, unlawful data harvesting or activities that infringe third-party rights. We provide examples of unacceptable behavior and reserve the right to suspend accounts involved in such activity.

Vularin focuses on Singapore-based listings and services. Some online features may be accessible internationally, but certain services, such as in-person viewings, are limited to Singapore. We may restrict service availability in specific jurisdictions in compliance with legal or operational requirements.

Service description

Vularin offers tailored search, shortlisting, viewing coordination and negotiation support for high-end apartments and premium properties. Our role varies by engagement: from matching based on stated criteria to full-service selection packages that include market analysis and scenario planning. Each service engagement is documented with deliverables and timelines.

Service features, packages and operational details may be revised. When changes materially affect existing paid engagements, we will communicate options and transitional arrangements with practical examples, such as continuation of active searches or migration to revised packages.

We strive for continuous availability of our online platform but may schedule maintenance. For booked viewings or paid services, we provide confirmation and contingency steps if availability is impacted. Emergency downtimes will be communicated to affected clients with recommended alternatives.

User content and contributions

Users may submit reviews, photos, property wishlists and messages. These contributions help refine search results and assist other users. Below are rules and examples covering ownership, licensing and removal.

You retain ownership of content you submit, such as photos or personal notes. When you upload material related to a property, ensure you have the rights to share it, and provide context to avoid misunderstandings in case-based scenarios like shared tenancy info.

By submitting content you grant Vularin a non-exclusive, worldwide, royalty-free license to use, reproduce and display the content to provide and promote our services, including case studies or aggregated market reports with identifying details removed on request.

You are responsible for the legality and accuracy of any content you post. In practice, if a user posts misleading amenity information about a listing, Vularin may flag the content for review and request source documentation or correction.

Requests for content removal can be made to [email protected]. We evaluate removal requests on a case-by-case basis considering contractual obligations, public interest and potential impacts on active transactions.

Paid services and subscriptions

Vularin offers premium search packages, concierge viewings and advisory retainers. Paid services are described in service agreements or checkout pages and include clear deliverables, timelines and example scenarios demonstrating what clients can expect at each tier.

Prices for paid services are displayed in SGD and include the standard service components. Example: a curated selection package lists the number of shortlisted properties, market briefing and two accompanied viewings. Additional services are itemized and charged separately.

Payments are processed through the secure payment methods shown at checkout. For corporate or retainer arrangements, we may issue invoices with specified payment terms. Failure to meet payment terms may result in temporary suspension of services until resolved.

Subscription services renew per the selected billing cycle. Subscribers are notified ahead of renewal with practical examples of what a renewal means for ongoing searches and saved shortlists. Cancellation instructions are provided in the user account area.

Refunds are considered on a case-by-case basis depending on the service type and timing. For example, if a concierge viewing is canceled by Vularin for operational reasons, we will offer an alternative date or refund for that component as appropriate.

Clients may cancel paid services according to the cancellation terms set out at purchase. For project-based engagements, cancellation may involve prorated fees for services already performed. Example scenarios and the calculation method are provided in the service agreement.

Applicable taxes and duties are the responsibility of the client and will be clearly indicated at invoice or checkout. In cases involving cross-border billing, local tax rules may apply and will be itemized where required.

We may update pricing for future purchases. Existing contracts and active subscriptions are handled according to the contractual terms and pre-notification practices stated in service confirmations.

Non-payment may lead to suspension of access to premium features and delay in execution of services such as viewings or negotiation support. We provide a notification and a practical remedial period before taking restrictive action.

Information on Vularin's site, including listings and market commentary, is provided for general guidance and does not constitute professional advice. We use reasonable efforts to provide accurate data, but listings change frequently. Users should verify critical details, inspect properties and seek independent advice where needed.

Third-party services and listings

Listings and services supplied by third parties are subject to their own terms. Vularin facilitates introductions and provides case-by-case coordination but is not the principal agent for third-party contractual obligations unless explicitly agreed in writing.

Privacy and data processing

Changes to these terms

We may update these Terms to reflect operational changes or legal requirements. Material changes that affect ongoing paid engagements will be communicated with options and a transition period. The current effective date is 15-04-2026.

Dispute resolution

Disputes arising from these Terms are governed by the laws of Singapore. Parties are encouraged to resolve issues through good-faith discussions and, if unresolved, may pursue mediation or court proceedings in Singapore. Practical dispute scenarios are outlined in our client onboarding materials.

Account responsibilities

When you create an account with Vularin, you agree to provide accurate information and maintain the security of your credentials. Accounts are used to manage searches, saved listings and bookings.

Keep your profile and contact details current. For scenario-based examples, if you change your preferred move-in date or budget, update your profile to ensure matching accuracy and timely offers.

Protect your login details and enable any available multi-factor authentication. Notify us immediately at [email protected] if you suspect unauthorized access. We will outline case-specific mitigation steps.

Accounts are personal and non-transferable unless a corporate agreement specifies otherwise. Transfers of account data or rights require written approval from Vularin and may be subject to verification steps.

If you believe your account has been compromised, notify [email protected] immediately. Provide timestamps, recent activity examples and any other relevant evidence to help us secure the account and contribute.

Vularin may suspend accounts involved in suspected fraud, misuse or breaches of these Terms. In practical terms, suspension may temporarily block access to saved searches and scheduled viewings until the issue is resolved.

Rules of conduct

Users must follow rules designed to maintain a safe and reliable marketplace. The rules are applied through monitoring, user reports and case-by-case reviews.

• Do not post fraudulent or misleading property details or misrepresent your identity.
• Respect privacy: do not publish personal contact details of third parties without consent.
• No harassment or abusive behavior towards agents, vendors or other users.
• Do not attempt to bypass our platform for commission or service avoidance.
• Follow all applicable laws and licensing rules when acting as an intermediary or agent.
• Use provided communication channels for transaction-related dialogue and maintain professional conduct.
• Report suspected violations through the contact channels provided; Vularin will assess with practical case follow-up.

Intellectual property

Vularin owns the site content, branding and proprietary tools used to deliver our services. Users retain ownership of their own uploaded content but grant Vularin the usage license described above. Respect all intellectual property rights.

• Do not copy site code, scrape data for redistribution or create derivative products without written consent.
• Do not use Vularin activity or branding for commercial purposes without authorization.
• Do not remove or alter copyright notices on materials obtained from the platform.

Limitation of liability

Vularin limits liability to the extent permitted by law. We provide illustrative cases showing typical risks and recommend independent verification of material facts before making business decisions. Liability for indirect or consequential losses is limited to the fullest extent allowed by applicable law.

Termination of service

Either party may terminate service agreements according to the contractual terms. Vularin may terminate access for breaches or unlawful use. Termination procedures include notification and, where relevant, options to retrieve account data within a practical retrieval window.

On termination, access to premium features is revoked and certain data may be retained for legal, tax and record-keeping purposes. We provide examples of data retention periods tied to completed transactions and compliance obligations.

Communications and notices

Official notices under these Terms are delivered by email to the address on file or by postal mail to Vularin at the address below. For practical matters like viewing confirmations, we use SMS and email notifications where you have provided consent.

Governing law

These Terms are governed by the laws of Singapore. Disputes are subject to the jurisdictional rules described under Dispute resolution, with practical pathways such as mediation and Singapore courts available.
